Select Demo was contracted by Consigli Construction Co. to perform the mass demolition, interior demolition, and hazardous material abatement of the former B&M Baked Beans manufacturing facility to make way for the Roux Institute by Northeastern University. This redevelopment project is being spearheaded by IDEALS, a Falmouth, MA non-profit, that plans to transform the 13.5-acre industrial site into a 21st-century campus and technological hub. Select’s scope entailed: the takedown of a 116,000 SF building; removal of two 60’ steel silos and MEP's attached to the historic building that will remain; takedown of a 2-story warehouse; takedown of a 18,000 SF wharf building; two building separations between the ETR main factory scheduled to remain and buildings that were being demolished; marine demolition; erosion control and maintenance; shoring; salvage of wood timbers; installation of reclaimed asphalt following demolition; selective, interior demolition; hand demolition of building elements on historical buildings; and engineering. Select’s abatement scope consisted of the removal of asbestos flooring, walls, window caulking, roofing, a boiler with asbestos components; removal of PCB > 50 expansion joint caulking on the exterior of the building, as well as the removal and disposal of 2,500 tons of PCB-coated masonry.
