Select Demo was contracted directly by Northeastern University and Turner Construction Co. to perform the complete demolition and abatement of a 115,000 SF, 6- story wood and brick former dormitory, after a structural assessment of the building found significant water damage which impacted the structure of the interior and exterior brick walls. Select's asbestos abatement scope consisted of the removal of 7,500 SF of asbestos (ACM) roofing parapet walls, parapet caps, flashing, penetrations, brick and walls; 600+ windows, doors, and louvers with ACM caulking; 65,000 SF of sprinkler pipe throughout all floors and basement; 10,000 SF of ACM floor tile and mastic throughout; 1,800 LF of ACM pipe insulation and fittings. Select worked closely with the industrial hygienist and Northeastern to coordinate containment prep checks and clearances. Prior to demolition of the building, Select installed 21,000 SF of scaffolding between the abutting buildings and White Hall to prevent damage to any neighboring buildings. Select’s scope also included design, approval and implementation of a CMP, extensive utility exploration, capping of utilities, backfill, and installation of permanent fencing. Select installed foundation wall bracing to support the foundation wall along the alley to prevent it from giving way and to ensure the foundation wall was strong enough to retain the backfill. Lastly, Select installed roughly 1,500 SF of new concrete sidewalk, along with setting 135 LF of granite curbing. This demolition and abatement project was performed in an urban setting on a heavily populated college campus located in the heart of Boston's Back Bay and adjacent to the Longwood Medical Area.
